UPHW offers weekly or bi-weekly home checks
Unlike most Home Watch companies that tend to cover large geographical areas, UPHW exclusively serves the community they call home, University Park. In the rare event of an emergency, this relatively small area allows us to be at any of our client’s homes usually within 15 minutes. University Park Home Watch & Concierge customizes the care each home receives based on the owner’s specific preferences and concerns.
We tailor each visit to your individual needs, always including a thorough check the interior and exterior of your property.
Our Home Check Process

We create a custom checklist for each property, based on your unique needs. When our team arrives to check on your home, we put shoe covers on and open your checklist.

EXTERIOR
1. Turn on water at main valve in yard
2. Examine property for broken windows, forced entry or vandalism
3. Check screens, lanai, siding, roof, gutters, air conditioner for signs of damage
4. Remove mail from mailbox, newspapers from driveway. Review for important mail. Notify owner as needed. Place mail in garage.
5. Check visually for pest infestations
LANDSCAPING
1. Check property for erosion or drainage problems
2. Check for damage caused by fallen trees or limbs
3. Check for landscape damage, distressed or dying bushes and plants
4. Check outdoor faucets for leakage
POOL/SPA
1. Check pool for algae growth or debris
2. Check pool equipment for leakage
INTERIOR
Put on shoe covers
1. Check thermostat for proper settings and operation
2. Examine all doors, windows and sliders to ensure they are locked and secure
3. Check refrigerators and freezers are functioning properly and food has not spoiled
4. Operate the Garbage Disposal with water
5. Operate all faucets (flushing sink drain U traps) and flush toilets, scrub if needed
6. Visually and using infrared humidity gun, check for leaks or stains around windows, ceilings, water heaters, under sinks, around toilets
7. Check Water Softener/Water Filter for leaks and verify salt level
8. Operate garage door opener to check drive chain mechanism.
9. Investigate any noises, alarms, beeps or odors
10. Bulbs on timer lights are checked to insure they are not burned out
11. Visually check for pest and rodent infestations
12. Check electrical panel for tripped breakers
13. Operate air conditioner (if not running). Add vinegar to condensate line monthly
